Property Wizard for Rightmove ("the Extension") is an independent browser extension. It is not affiliated with, endorsed by, or connected to Rightmove plc or any of its subsidiaries. This document sets out our privacy practices and the terms under which you may use the Extension.
1. Privacy Policy
1.1 Data we collect
- No identifier — lookups to our server carry no account, device ID or other identifier, only the property details below. (Installs from before version 2.0 may still hold a randomly generated device ID in local storage; it is no longer sent anywhere.)
- No email address or payment details — the Extension is currently free, so there is no account, no checkout and nothing to pay. If paid features are introduced, this policy will be updated before any payment is taken.
- Property lookup details — when the Extension needs public records it can't read from the page (see 1.4), it sends our server the listing's postcode, map location, property type, bedroom count, floor area and, on a listing's own page, the address it has resolved for that property. These describe the property, not you, and are never linked to your identity.
1.2 Data we do NOT collect
- No browsing history, page content, or personal information
- No property search queries, saved properties, or search results
- No analytics, telemetry, usage tracking, or behavioural profiling
- No cookies, browser fingerprinting, or cross-site tracking
- No personal data is sold, shared with, or disclosed to any third party
1.3 How the Extension works
The Extension operates entirely within your browser. It reads publicly available information displayed on rightmove.co.uk pages that you choose to visit — the same information any member of the public can access by browsing the site. The Extension reformats and presents this existing public data in a more convenient layout, and adds public records such as sold prices and energy certificates. Most processing happens in your browser; the lookups described in 1.4 go through our server.
1.4 Network requests
- rightmove.co.uk — the Extension fetches individual property detail pages on your behalf to extract data (e.g. lease length, EPC rating). These are standard HTTP requests identical to those your browser would make if you clicked on the listing manually. No additional data is appended to these requests.
- rightmovewizard.vercel.app — public record lookups: used for exact-address reveal and for sold-price comparisons when Rightmove's own sold data is unavailable. Requests contain only the property details listed in 1.1. Our server looks these up in public records and caches the results by postcode so other lookups in the same area are faster, and identical requests may be answered from our host's cache without reaching our server at all; cached results contain public property data only.
- Area information, straight from public sources: on a listing's own page, your browser asks these services directly about the area around the property: police.uk (recorded crime), the Environment Agency (flood risk), MHCLG planning data (conservation areas and Article 4 directions), PlanIt (planning applications), the Office for National Statistics (census figures) and postcodes.io (which council and census area a postcode is in). Requests contain only the property's map location, postcode, country and, for planning, its address. No cookies, device ID or other identifiers are sent, but like any web request each one reveals your IP address to that service. Results are kept on your device (see 1.5), so the same area is not asked about again for weeks or months. Our server is not involved, apart from supplying a published table of council tax rates.
- Public record sources: for exact-address reveal and the sold-price backup, our server (not your browser) queries the EPC register, HM Land Registry Price Paid Data and postcodes.io, sending only postcodes, locations and addresses — nothing that identifies you.
- IP address: like any web request, calls to our server reveal your IP address to us and our host, Vercel. We use it only for rate limiting, in counters that expire after two minutes, and do not log or store it otherwise. Requests answered from Vercel's cache do not reach our server.
1.5 Local storage
The Extension stores the following in Chrome's built-in storage:
- An anonymous device ID, on installs from before version 2.0 only (local storage, no longer sent anywhere)
- Feature toggle preferences (sync storage)
- Price history for listings you've viewed, and addresses you've revealed (local storage, never uploaded)
- Area information for listings you've opened (crime, flood risk, planning, restrictions, census figures and council tax), kept for between a week and six months depending on how often each source changes (local storage, never uploaded)
- A count of listings viewed and whether you have been asked for a store review, so that request appears once at most (local storage, never uploaded)
You can clear all Extension data at any time by removing the Extension from Chrome.
1.6 Payments
The Extension is currently free and takes no payments. If paid features are introduced, payments will be handled by a payment processor such as Stripe, we will never see or store your card details, and this section will say so before any payment is taken.
1.7 Data sources & attribution
- Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.
- Energy Performance Certificate data © Crown copyright, from the Ministry of Housing, Communities and Local Government, licensed under the Open Government Licence v3.0.
- Postcode data from postcodes.io, which uses Office for National Statistics and Ordnance Survey data © Crown copyright and database right.
- Recorded crime from police.uk © Crown copyright, licensed under the Open Government Licence v3.0. Street-level crime is published by most, but not all, police forces (Greater Manchester and Gloucestershire publish none, and Police Scotland does not use police.uk); where a force does not publish, the Extension shows nothing rather than implying an area is crime-free.
- Flood zones and recorded flood outlines © Environment Agency copyright and/or database right, licensed under the Open Government Licence v3.0. These cover England only; in Wales, Scotland and Northern Ireland the Extension shows nothing rather than implying a property is not at risk. Flood zones describe flooding from rivers and the sea before any defences are taken into account, and are separate from surface-water risk.
- Conservation areas and Article 4 directions from MHCLG planning data, licensed under the Open Government Licence v3.0. England only, and published by councils themselves — not every council has published, so the Extension only ever reports restrictions it finds and never states that a property is free of them.
- Neighbourhood figures from the 2021 Census, Office for National Statistics, licensed under the Open Government Licence v3.0. England and Wales only. The Extension shows housing tenure, the kinds of home, households with children, retired residents, students and car ownership for the area around a property. These are aggregate statistics for an area of several hundred households and contain nothing about any individual. It deliberately does not show ethnicity, religion, country of birth or language, which the same source publishes.
- Council tax charges from the Ministry of Housing, Communities and Local Government's and the Welsh Government's annual council tax statistics, licensed under the Open Government Licence v3.0. England and Wales only. The figure shown is the council's average for the band, including police, fire and average parish or community council charges, so a bill in a parished area can differ a little.
- Stamp duty (and Land Transaction Tax in Wales, Land and Buildings Transaction Tax in Scotland) is calculated in your browser from the published rates. Nothing is sent anywhere to work it out. It is a guide, not tax advice.
- Planning applications via PlanIt, which aggregates local authority planning portals. PlanIt is an independent service, not an official government source, and its coverage varies by council.
1.8 Children's privacy
The Extension is not directed at children under 13. We do not knowingly collect data from children.
2. Terms of Use
2.1 Licence grant
Subject to these terms, we grant you a limited, non-exclusive, non-transferable, revocable licence to use the Extension for personal, non-commercial purposes. You may not copy, modify, distribute, sell, sublicense, reverse-engineer, or create derivative works from the Extension or any of its components.
2.2 Price
The Extension is currently free to use in full. There is no trial, no subscription and no account, and no payment is taken.
2.3 Paid features in future
We may introduce paid features later. If we do, we will update these terms and the Chrome Web Store listing before any charge applies, and you will only ever be charged if you choose to buy something. Prices will be shown in GBP, inclusive of applicable taxes, before you pay.
2.4 Refunds
No payments are taken at present, so there is nothing to refund. Refund terms for any future paid features will be set out here before those features launch.
2.5 Public data & third-party content
The Extension reads and reformats publicly accessible information from rightmove.co.uk. All property listing data, prices, descriptions, and related content remain the property of their respective owners. The Extension does not store, redistribute, or republish Rightmove content — it presents information from the listings you view in an alternative layout within your own browser session. Public records (HM Land Registry, EPC, Environment Agency and Census data) are cached on our server and displayed under the Open Government Licence, with attribution as set out in section 1.7.
We make no claim of ownership over any third-party content. Rightmove® is a registered trademark of Rightmove plc. This Extension is not produced, endorsed, or supported by Rightmove plc.
2.6 Accuracy disclaimer
Market valuations, price comparisons, and all other data displayed by the Extension are estimates based on publicly available information and are provided for informational purposes only. They do not constitute property valuations, financial advice, or professional opinions. You should not rely on them when making purchasing, investment, or financial decisions. We strongly recommend obtaining an independent professional valuation before making any property-related decisions.
2.7 Limitation of liability
The Extension is provided "as is" and "as available" without warranties of any kind, whether express or implied. To the maximum extent permitted by law, we disclaim all warranties including, but not limited to, implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
In no event shall we be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill, arising out of or in connection with your use of the Extension, even if we have been advised of the possibility of such damages.
Our total aggregate liability to you for any claims arising from or related to the Extension shall not exceed the amount you paid for the Extension in the 12 months preceding the claim.
2.8 Service availability
We do not guarantee uninterrupted availability of the Extension. Changes to Rightmove's website structure, Chrome browser updates, or other factors outside our control may temporarily or permanently affect the Extension's functionality. No refund or compensation is owed in such circumstances.
2.9 Termination
We may suspend or terminate your access to the Extension at any time, for any reason, without notice or liability. Upon termination, your licence to use the Extension ceases immediately.
2.10 Governing law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
3. Changes to this policy
We may update this policy and these terms from time to time. The "last updated" date at the top will reflect the most recent revision. Continued use of the Extension after changes constitutes acceptance of the revised terms.
